 1. When are LCAR dues billed out to members?  When are they due?  Past due?
           
LCAR Dues are billed by the 1st of October and considered delinquent if not paid by November 1st of the current year.

 2. Must every agent of an office join LCAR?
           
If the Qualifying Broker of the office is a member of LCAR, every agent licensed under the QB's name must be a member of LCAR.

 3. Are LCAR dues prorated when joining at various times during the year?
           
Yes, they are.

 4. When are MLIS dues billed out?  What time period is covered?  When are they due?  Are they prorated?
           
MLIS fees are billed June 15th and December 15th of each year.  They are due July 1st and January 1st, covering six months.  If fees billed June 15th
            are not paid before August 1st and fees billed December 15th are not paid before February 1st, a reinstatement fee will apply.
       
 5. Must every agent of an office join MLIS?
           
No.  MLIS is optional.

 6. What other types  of dues and fees are billed out?  Are they voluntary (RPAC, GAD, etc.)?
           
LCAR dues include local, state and national.  GAD (Government Affairs Director) fees are included and mandatory.  RPAC (REALTORS® Political
            Action Committee) is optional.

 7. Who does what on the staff?

 8. How much are lockboxes?
           
$106.00 each, effective March 1, 2009.

 9. What if my lockbox does not work?
           
A malfunctioning lockbox, brought in by the person who owns it, may be exchanged for a working one at the LCAR office at no charge.  Any costs
            associated with the removal of a lockbox from a property are incurred by the owner of the lockbox.

10. How can I get IDX access on my website?  What does it cost?  Who approves the request?  Is there a form?
           
There is no charge for IDX.  Your Participant must have a Participant's Agreement on file with the MLIS office and they will have to sign an
            authorization form in order for you to access an IDX feed.  Once MLIS receives these documents, the process is simple.  Please call the MLIS
            Technical Administrator for details.

14. What is the Correction button for?  How does it work?
           
The Correction button is a tool by which agents may anonymously report any inaccuracies they find in a listing.  The agent simply clicks the
            Correction button, which generates an email they use to detail the requested corrections.  This email is then submitted to MLIS staff for
            further review.

15. How may I find out which Smart Phones are compatible with Supra?

16. What are the various fees charged for lockbox access (Display Key, EKey, Other)?  When are these fees billed and due?
           
The charge for a Display Key is $46.98 per half-year and it is billed with your MLIS bi-annual billing.  Smart Phones and EKeys are billed directly
            to you by Supra.  Please refer to the phone number in Question 11 to get the EKey rates.

19. How can I get an item on the Board of Directors agenda?
           
Call the Executive Officer two weeks prior to the meeting.

20. What happens with my listings when I am inactivated?  Where do the fines go?
           
If you are inactivated in Paragon, your Participant has the opportunity to put the listings in an active agent's name or in the Participant's name.
            If the Participant does not choose one of those options or if the Participant is inactivated, the listings are removed from Paragon.  Fines are sent
            to the Participant.

21. May I copy/clone a listing?
           
Paragon allows you to make copies of listings that you have already entered into the MLIS database.  This allows you to enter listings, such as land
            lots, town homes, condos, etc., that are similar to previous listings quickly and efficiently.  When listings are copied/cloned, you must remember
            that it is an exact copy/clone- which includes any previously entered errors.  You must review the new listings that are created by copy/clone to
            ensure that required changes are completed.  Copy/clone does not function properly between classes.  For further information, see the Help Files
            in Paragon, under the heading, "Copy/Clone Listings."

22. What is an Affiliated VOW Partner (AVP)?
           
An Affiliated VOW Partner (AVP) is a vendor or other service provider that operates a VOW on behalf of a Participant, subject to the Participant's
            supervision, accountability and the terms of the VOW policy.

23. What is the difference between a VOW and an IDX site?
           
An IDX site is considered advertising- and listing brokers' consent is required before another broker may advertise his or her listings.  A VOW is
            considered on-line brokerage.  Listing brokers' consent is not required to display on a VOW any listing otherwise available to MLIS participants
            and subscribers for internet display.

24. What is Automated Valuation Model (AVM)?
           
Automated Valuation Model (AVM) is a technology-driven report and the name given to a service that can provide valuations using mathematical
            modeling combined with a database.  Most AVM's calculate a property's value at a specific point in time by analyzing values of comparable
            properties.  As well as this, some look at previous appraisal valuations, historical house price movements and user inputs (i.e. number of bedrooms,
            home improvement spending, etc.).  An AVM typically includes: (1) An indicative market value for many residential properties nationwide.
            (2) The tax assessor's indication of value, if available.  (3) Information on a subject property and recent sales history.  (4) Comparable sales analysis
            of like properties.

25. What is a blog?
           
A blog (a contraction of the term "weblog") is a website, usually maintained by an individual with regular entries of commentary, descriptions of
            events, or other material such as graphics or video.  The ability for readers to leave comments in an interactive format is an important part of
            many blogs.  Most blogs are primarily textual, although some focus on art (artlog), photographs (photoblog), sketches (sketchblog), videos, (vlog),
            music (MP3blog), audio (podcasting), which are part of a wider network of social media.  With the advent of video blogging, the word blog has
            taken on an even looser meaning- that of any bit of media wherein the subject expresses his opinion or simply talks about something.

26. Are the new fields, Automated Valuation (AVM), Blogging, Court Approval, Entry Only Listing, Limited Service Listing, and Code Remarks required?
           
No.

27. What are the default settings on the new fields?
           
Automated Valuation (AVM) and Blogging are defaulted to YES (meaning no partial opt-out has been signed by the seller).  Court Approval, Entry
            Only Listing, and Limited Service Listing are defaulted to NO (meaning no court approval is required for the sale, it is not an Entry Only Listing,
           
and/or it is not a limited service listing.

28. What goes in Code Remarks?
            In any instance where a participant discloses a potential short sale, participants may communicate to other participants how any reduction in the
            gross commission established in the listing contract and required by the lender as a condition of approving the sale, will be apportioned between
            listing and cooperating participants.  This information will be entered in the Code Remarks field.  In such instances, where the gross commission
            established in the listing contract may be reduced by a court, the potential reduction in compensation and the apportionment between the listing
            Participant and the selling Participant may be disclosed in the Code Remarks field.  Communicated compensation presented in the Code Remarks
            field must be positive statements and not leave the cooperating participant in question of the compensation to be received.

            Any listing contract that does not have a gross commission amount or percentage, as established by SECTION 5, at the listing onset, may not be
            entered into th MLIS database.

            The letter V will indicate Variable Code and must be defined in Code Remarks.  Variable is when the seller pays less total commission if sold by the
            listing office.
